Coverage through Obie in all 50 states, title partners who already have our file, and a team that turns its side around the same day. Here is how your closing actually runs.

You are under contract. Fourteen days to close, and the seller means it.

So you start making calls. Your insurance agent needs the entity name, the loan amount, and something about a mortgagee clause you have to go find. The title company needs the payoff on the seller's second mortgage. Somebody needs a municipal lien search, and you are not sure who ordered it.

None of that is YOUR job. You found the deal, you priced the rehab, you defined the budget, analyzed the profits, and lined up the crew. Chasing a binder revision on a Thursday afternoon is not the work.

This is the part of a closing most investors run themselves because nobody offered to run it with them.

Your Closing Has Three Moving Parts

Every closing runs on three tracks: the loan file, the insurance, and the title work. They finish together or the closing waits.

If you would rather use your own agent

Use them. Plenty of our borrowers have an agent they have worked with for years, and we are not going to make you switch.

We can also refer you to other preferred carriers or agents who write investor property well. Either way, your Branch sends your agent everything they need in one message.

What any policy needs

You do not have to memorize this. Your Branch will send it to your agent. But if you like knowing what good looks like:

  • The named insured matches the borrowing entity exactly, character for character. This is the single most common revision, and it takes ten seconds to prevent.
  • Upright Lending, LLC ISAOA ATIMA, 1300 E 9th St, Ste 1310, Cleveland, OH 44114 listed as additional insured and certificate holder.
  • A 12-month policy term, with the premium paid before funding.
  • Dwelling coverage that meets the lesser of the replacement cost of the property or your loan amount
  • On a rehab or a ground up build: the property listed as vacant, a builder's risk or renovation endorsement, and general liability coverage.
  • On a DSCR (Debt Service Coverage Ratio) loan for a tenanted rental: rent loss coverage.
  • Flood coverage if the property sits in a FEMA flood zone.

Send that list to your agent in one email and the binder should come back right the first time.

Title: Yours, the Seller's, or Ours

Title is the track most likely to set your real closing date, so it is the track we push hardest.

You can close with whoever you want. Your usual title company, the one the seller brought, or a firm from our list. We work with all three the same way.

Nothing waits on us

The day a title order opens, we send the whole package: our mortgagee clause, our closing instructions, our title and escrow requirements, the endorsements we need, and the searches we expect. Nothing gets discovered late, because nothing gets sent late.

Then we keep turning it around. Commitments get reviewed when they arrive. Settlement statements get reviewed when they arrive. We fund off scanned copies of the executed package rather than waiting on originals in the mail.

The practical result: the file is always in motion on somebody's desk, and it is never sitting in ours.

What we push on your behalf

There is a standard list of items that show up on commitments and take days rather than hours to clear. A prior mortgage that was paid but never released. A mechanic's lien from a contractor the seller did not pay. Unpaid municipal charges. An open permit. A survey exception. A payoff statement that has to come from someone else's servicing department.

Your Branch works that list with title directly. You get told what is happening; you do not have to be the one making the calls or following up for updates; we will keep you informed.

Our title partners, if you want the easy button

We keep a short list of title and escrow firms who already have our requirements, our mortgagee clause, and our endorsement list on file, and who have closed with us many times. When you use one of them, day one of title work starts at the same place day five would otherwise.

The Handoff That Saves You a Week

Three things, sent to your Branch Partner the day you go under contract:

  1. The entity name exactly as it will appear on the deed, including the commas and any numerals.
  2. Your insurance contact, or a note that you want to use Obie.
  3. Your title contact, or a request for ours.

That is the entire handoff. From there, your job is deciding things. Ours is moving things.

An Extension of Your Team, Not One More Vendor

The reason this works is that it is the same people the whole way through. One phone number, one email, the same dedicated Branch members from your application through your payoff. We oversee the servicing of our loans in house, so the team that closed your loan is the team you talk to about the bridge and the DSCR takeout later.

You are not handed off to a closing department that has never seen your file. You are not re-explaining your entity structure to a fourth person.

Where This Lands on Your Ladder

One to three deals a year. Save the mortgagee clause and the coverage list. Reuse them. Most of your second closing is a copy of your first.

Four to eight deals a year. Pick your lane and stay in it: one agent or Obie, one title firm, one set of documents. Repetition is what turns a 15-day closing into a 7-day closing.

Nine and up. Give your Branch Partner your agent's and title contact's information once and let them work directly. Keep every entity current on its state filings so a certificate of good standing is never the thing you are waiting on. At your volume, the calendar is the constraint, and pre-cleared entities plus a standing title relationship is how you protect it.
